About the Cherrywood Neighborhood Homeowners Association

The Cherrywood neighborhood consists of five plats - Cherrywood (the original development), Cherrywood - 1st Addition, Cherry Wood Estates, Cherry Wood View, and Cherry Wood Park. There are just over 250 households in the neighborhood.  Construction of the first homes began in the mid 1970's with most homes completed by the early 1990's. 

Unlike many neighborhoods, Cherrywood's developer did not establish a homeowners' association (HOA) with membership required by all properties. After development began, early residents established an HOA to coordinate various activities, often social in nature.  Participation in this HOA was voluntary.  However, in the late 1980's as the majority of construction was wrapping up, Cherry Wood Park Development Corporation approached the HOA about transferring for the price of $1 the lands that are now the Prairie and Pond Conservancies.  In order to ensure that the HOA would be able to raise funds and maintain the property as a green space over the long term, Cherry Wood Park Development Corporation made transfer of the land conditional on establishing a mandatory homeowners association. In the new HOA, permanent members would agree to submit their property to the covenants of the HOA, a commitment that would continue with the property, regardless of changes in property ownership.

A new homeowners association, the Cherrywood Neighborhood Homeowners Association, was formed in 1990 to take ownership of the prairie and pond as well as to provide services of benefit to the neighborhood. A membership drive was conducted prior to forming the HOA since the developer required at least 75 households to sign up as mandatory members before agreeing to transfer the property.  That number was met, and the HOA today has a little more than 100 households as permanent members.

The HOA benefits the entire Cherrywood neighborhood and is open to permanent membership by all residents in the neighborhood.  The HOA relies on both the mandatory dues of permanent members as well as the voluntary dues of other residents.  Permanent members enjoy voting privileges in the HOA which allows them to direct the activities of the HOA, including management of the prairie and pond.

In addition to maintaining the Prairie and Pond Conservancies, the HOA built and maintains our entrance sign, represents neighbor interests with the Town of Middleton, and also serves as a means to communicate information to residents. The HOA strives to benefit all residents in the neighborhood, both permanent and voluntary, with the goal that all households will become permanent members.  We want everyone in Cherrywood to have a vote and to share in the preservation of this wonderful neighborhood.
